Arcadia is a central, mostly high-rise flat area close to the Union Buildings, museums and the CBD. Several operators run student blocks here, and some are NSFAS-accredited. Rents are mid-range, and security is usually sold as a feature.
What it costs
-
Student residence rooms start from about R3,400 per month on one NSFAS-accredited self-catering residence, with shared and sharing options usually cheaper.
-
Standalone one-bedroom flats are listed at about R5,250 to R5,400. Bachelor flats are cheaper.
-
Rooms in managed blocks (for example 24-hour manned security, turnstile access, covered parking and uncapped Wi-Fi at one block) tend to cost more than bare older flats.
-
Some listings advertise no deposit or a discount on the first month. Read the lease for what those cost later.
Getting around
-
Arcadia is central, so you can reach both Hatfield and the TUT campuses by bus, taxi or Uber. Ask each residence whether it runs its own shuttle. Do not assume one exists.
-
Walking between Arcadia and Hatfield is possible for some but long, especially after dark.
Safety
- It is a busy inner-city area. Buildings with 24-hour security, turnstile entry and CCTV are the norm for student blocks. Daylight walking along main streets is common, but ask current residents what the street feels like at night.
What's nearby
Union Buildings and the surrounding parks, museums, the CBD shops, Hatfield (a short drive), and many taxi routes.
Who it suits
Students who want a secure block, a central position and an NSFAS option, and who are fine with commuting.
