Hatfield is the default choice for University of Pretoria students. The main campus is on its doorstep, the Hatfield Gautrain station is nearby, and the streets around Burnett, Hilda and Grosvenor are packed with student blocks, houses converted to digs, and cafes. You pay for that convenience.
What it costs

Shared rooms in purpose-built student residences start around R5,500 per month on the operator rate cards we found for 2026, usually with Wi-Fi included. Some add an application fee (about R350 at one residence, waived for NSFAS students) and a deposit.

A whole one-bedroom flat is advertised from about R3,700 to R4,900 in older blocks, with newer or better-finished flats at R5,500 to R6,000 and secure townhouse-style student units from about R7,100.

Rule of thumb: sharing a room in a managed residence is the cheapest way to live close; a one-bedroom flat only works out cheaper if you split it or if it is an older block.

Many residences offer 10, 11 or 12-month leases. A 10-month lease costs more per month but you are not paying through December and January.
Getting around

Walking to campus is realistic from most of Hatfield. Many blocks advertise "walking distance to UP".

Hatfield Gautrain station connects to Johannesburg, OR Tambo and Sandton. UP also runs a free bus service for students between its campuses and residences, plus the Guardian bus service. Check the current schedule on the UP site.

Having a car is a hassle: parking is limited, so ask whether a bay is included.
Safety

Students in a survey cited by a youth news outlet said they feel mostly fine during the day but much less so walking at night, and most said they only walk after dark in groups. Opportunistic theft (phones, laptops) is the common complaint.

Practical: choose a block with access control and CCTV, avoid walking alone late, do not leave laptops visible in cars.

Campus and libraries, Hatfield Plaza and Hatfield Square, restaurants and bars on Burnett Street, the Gautrain station, grocery stores, and gyms.
Who it suits
Students who want to live next to campus, are happy to pay a premium, and often want a short walk to lectures and the Gautrain.
